BMW just released its February 2026 lease programs and the story is electric vehicles at rates you won't believe. We analyzed 1,700 lease configurations across every 2025 and 2026 BMW model to rank every deal from best to worst—so you know exactly which BMWs to target and which to avoid this month.
The headline: the 2025 iX is leasing at 0.7% APR with $7,500 in Lease Credits—the lowest rate we've seen on any luxury vehicle from any brand. The i4 is at 0.8%, the i5 at 1.1%. Meanwhile, the 2026 7 Series just dropped from 4.6% to 1.3% APR—a rate collapse of historic proportions. And BMW's standard rate? 8.2% across every single model—the highest dealer markup risk in luxury cars.

How We Rank
Ranking considers APR, residual value, incentive depth, and overall lease economics. All rates shown are the Special Lease Rate from BMW Financial Services at 36 months / 10,000 miles. Standard Rate across all BMW models is 0.0034 (8.2% APR). Best year shown when both 2025 and 2026 are available.

Real Monthly Payments on Actual Inventory
Rates and residuals only tell half the story. We pulled specific vehicles sitting at dealer lots right now and ran the full lease math on each one. Below are real monthly payments tied to actual VINs and sale prices—not "starting at" guesses. All examples assume 36 months / 10,000 miles, Tier 1 credit, BMW FS acquisition fee ($925), Lease Credits applied to cap cost, and $0 down. State taxes not included (add ~6–10% depending on where you are).
How the lease payment is calculated:
Depreciation Fee = (Adjusted Cap Cost − Residual Value) ÷ 36
Finance Fee = (Adjusted Cap Cost + Residual Value) × Money Factor
Adjusted Cap Cost = Sale Price + Acq. Fee ($925) − Lease Credits
Residual Value = Residual % × MSRP
| Model (from inventory) | Sale Price | MF / APR | Dep / mo | Finance / mo | Monthly* |
|---|---|---|---|---|---|

*Pre-tax. 36 months / 10,000 miles. Tier 1 credit required for Special MF. $925 BMW FS acquisition fee included in cap cost. Zero drive-off. Residual calculated on MSRP. 740i uses 1.7% APR (MF 0.00071); 760i uses 1.3% APR (MF 0.00055).
Why the iX Payment is Mostly Depreciation
On the 2025 iX at $97,275 MSRP: only $41 of your $1,047 monthly payment is interest. The remaining $1,006 is depreciation—money you'd owe regardless of rate. That's the math behind 0.7% APR. For comparison, if a dealer quietly swapped in BMW's Standard rate (8.2%), that same $41 finance charge becomes ~$491/month. Same car, same contract length, an extra $450 every month going to the dealer. This is why verifying your money factor matters more on BMW EVs than any other car they sell.

Here's the number BMW doesn't advertise: every single BMW model—from the $36K 228 to the $150K ALPINA XB7—has a Standard rate of 0.0034 (8.2% APR). This is the rate dealers can use if they don't apply the Special Program.

The iX Rate Swap: $450/Month Hidden Markup
On the 2025 iX xDrive50, the gap between Special (0.7%) and Standard (8.2%) is 7.4 percentage points. Always ask:"What is my money factor?"
BMW's Incentive Programs: The Full Guide

The i7 Max Stack: $19,000+
The i7 and 7 Series have the most aggressive incentive stacks in BMW's lineup:$7,500 Lease Credit + $4,000 Loyalty + $5,000 Corporate + $2,500 Mobility + $2,000 GKL Loyalty + $1,000 College. No single person qualifies for all of these (Corporate + GKL + standard Loyalty overlap), but a returning BMW lessee with a corporate account can realistically get $14,000–$16,000 off.
2025 vs 2026: Which Year Is Better?
Unlike Honda and Acura where the answer is usually "get the outgoing year," BMW's picture is more nuanced. Some 2025s are dramatically better; some 2026s improved significantly.

The Outlier: 2026 7 Series
The 2026 7 Series is one of the most dramatic year-over-year rate improvements we've ever seen. The 760i went from 4.6% → 1.3% (−3.2 points), saving approximately $340/month in rent charges alone on a $105K sedan. BMW appears to be aggressively pushing the new 7 Series to compete with the Mercedes S-Class and build market share before the i7 takes over the flagship role entirely.
