August 2026 BMW program moved exactly twice, and both moves cost money. BMW cut the 2027 M3 residual from 55% to 52%, worth $61 to $68 per month across the three trims, and raised the 2027 iX3 money factor from 0.00275 to 0.00287 (6.60% to 6.89% APR), another $12 per month. Two things moved in August, and both cost money. BMW cut the 2027 M3 residual from 55% to 52%, which adds $61 to $68 a month across the three M3 trims. And the 2027 iX3 money factor went from 0.00275 to 0.00287 (6.60% to 6.89% APR), another $12 a month. Everything else in the lineup carried its July numbers.

The real changes this month are exactly two: (1) the 2027 M3 residual cut, worth $61 to $68 per month depending on trim, and (2) the 2027 iX3 rate rising to 6.89% APR, the highest money factor in the lineup. Nothing else moved. The i4 holds at 0.84% APR, the 760i at 1.32%, the 2026 i5 at 1.44%, the 330i at 2.16%, and the unsubsidized wall stays at 0.00240 (5.76% APR). If you liked a BMW lease in July, it is the same deal now unless you wanted an M3 or an iX3.

August 2026 Lineup: Two Moves, Both Downward

BMW touched two things this month. The 2027 M3 lost three points of residual, from 55% to 52%, and the 2027 iX3 buy rate went from 0.00275 to 0.00287 (6.60% to 6.89% APR). That is the entire change list. Every other rate, residual, and lease credit in the August pull matches July.

What held: the i4 at 0.84% APR with $3,750 Lease Credit, the 760i xDrive at 1.32% APR, the 740i at 1.68% APR, the 2026 i5 at 1.44% APR, the 330i at 2.16% APR, the 550e at 2.28% APR, the i7 at 2.40% APR with $7,500 Lease Credit, the 2026 X7 at 3.24% APR, the 5 Series ICE at 3.36% APR, the iX xDrive45 at 4.20% APR, the X5 at 4.32% APR, and the 8 Series at 5.04% APR. The unsubsidized wall sits at 0.00240 (5.76% APR), same as July.

Verdict: August 2026 BMW Program

Buy the same cars you would have bought in July. The i4 at 0.84% APR is still the best lease in the lineup, and the 760i xDrive at 1.32% APR is still the cheapest way to rent a flagship. Skip the 2027 M3 and the 2027 iX3. Both got worse this month and neither carries a lease credit to soften it.

M3: BMW Cut the 2027 Residual to 52%

The 2027 M3 residual went from 55% to 52%. Three points of residual on an $79,750 car is real money: the base M3 goes from ~$1,294/month to ~$1,354/month. The rate did not move. The M3 sits at MF 0.00240 (5.76% APR) with $0 Lease Credit, same as July and same as every other M car.

The 2026 M3 kept its 55% residual. That is the whole play here. A 2026 M3 Sedan is ~$1,294/month and the identically-priced 2027 is ~$1,354/month. Same sticker, same rate, $61 apart on residual alone. If you want an M3 on a lease, buy the leftover model year. M2, M4, M5, X5 M, and X6 M all held their July residuals and rates.

M3 (2027): July to August Change

Residual cut from 55% to 52% on all three trims. M3 Sedan ~$1,294/mo to ~$1,354/mo ($61/month more). M3 Competition ~$1,362/mo to ~$1,426/mo ($64/month more). M3 Competition xDrive ~$1,444/mo to ~$1,512/mo ($68/month more). The money factor did not change.

Verdict: M3 and the M Cars

Lease the 2026 M3, not the 2027. Same $79,750 sticker, same 5.76% APR, three more points of residual, and $61/month cheaper at ~$1,294. Every M car runs the unsubsidized wall rate with zero lease credit, so the only lever you have is price. Negotiate the cap, not the rate.

2 Series: Gran Coupe Is the Cheapest BMW Lease

The 228i Gran Coupe holds at MF 0.00095 (2.28% APR) with 56% residual and $0 Lease Credit, unchanged from July. At $41,350 it runs ~$567/month, the lowest payment in the BMW lineup.

The Coupes are a different program. The 230i Coupe and M240i Coupe sit on the wall at MF 0.00240 (5.76% APR) with 54% residual, also unchanged. A 230i Coupe costs ~$717/month against ~$567 for a Gran Coupe that stickers $2,200 less. Most of that $150 gap is the rate. On the 2027 side, the 228i Gran Coupe carries MF 0.00115 (2.76% APR) and the M235i xDrive Gran Coupe keeps the better 0.00095 (2.28% APR), both unchanged from July.

Verdict: 2 Series

Take the 228i Gran Coupe at ~$567/month. It is the cheapest BMW you can lease and its 2.28% APR is a genuine subvented rate, unchanged from July. Skip the Coupes. You pay 5.76% APR for two fewer doors and lose two points of residual doing it.

3 Series: Still the Best Gas Sedan Rate

The 330i holds at MF 0.00090 (2.16% APR) with $1,000 Lease Credit and 56% residual. Unchanged from July. At $49,350 it runs ~$644/month, which is the best rate-to-payment combination in the gas lineup.

The M340i costs more per point. It carries MF 0.00120 (2.88% APR), also with $1,000 Lease Credit and the same 56% residual, and runs ~$868/month. That is $224/month over the 330i for the six-cylinder. Both numbers match July exactly.

Verdict: 3 Series

Lease the 330i at ~$644/month. At 2.16% APR with $1,000 Lease Credit and 56% residual, it is the strongest gas program BMW runs and it is unchanged from July. The M340i at 2.88% APR is fine but you are paying $224/month for the engine.

4 Series: The Body-Style Tax, Unchanged

Every 4 Series is on the wall at MF 0.00240 (5.76% APR) with $0 Lease Credit and 53% residual. Unchanged from July. The 430i Gran Coupe is the cheapest way in at ~$879/month.

Compare that to the 330i Sedan at ~$644/month. The Gran Coupe stickers about $3,200 more and costs $235/month more. The rate gap (2.16% versus 5.76%), the missing $1,000 Lease Credit, and three points of residual account for it. There is no deal here in August, and there was not one in July either.

Verdict: 4 Series

Skip it. 5.76% APR, $0 Lease Credit, and 53% residual is the worst combination in the mainstream lineup, unchanged from July. If you want the shape, buy a 330i and save $235/month. If you need the coupe, wait for a month with a real 4 Series program.

5 Series: 550e Still Has the Best Rate

The 550e xDrive PHEV holds the best 5 Series rate at MF 0.00095 (2.28% APR) with $1,000 Lease Credit and 57% residual. Unchanged from July. Its $75,500 sticker still makes it the most expensive 5 Series to lease at ~$1,004/month.

The ICE cars run MF 0.00140 (3.36% APR) with the same $1,000 Lease Credit and 57% residual, also unchanged. A 530i is ~$846/month and a 540i xDrive ~$947. The 2027 cars are a straight downgrade: MF 0.00180 (4.32% APR), $0 Lease Credit, higher stickers. A 2027 530i costs ~$915/month against ~$846 for the 2026. Same story as July.

Verdict: 5 Series

Take a 2026 530i at ~$846/month if you want the car, and ignore the 2027 entirely. 3.36% APR is mid-pack, so the deal lives in the discount, not the rate. The 550e has the better rate at 2.28% APR but the worse payment at ~$1,004. Only take it if you will actually plug it in.

7 Series: 1.32% APR on a $124,700 Flagship

The 760i xDrive holds at MF 0.00055 (1.32% APR) with $2,000 Lease Credit and 52% residual, unchanged from July. It is the second-lowest rate BMW publishes and it is on the most expensive gas car in the lineup. At $124,700 it runs ~$1,710/month.

The 740i is MF 0.00070 (1.68% APR), also with $2,000 Lease Credit, at ~$1,373/month. The 750e PHEV carries the biggest 7 Series credit at $3,000 but a worse rate, MF 0.00105 (2.52% APR), and runs ~$1,573. All three match July. The 2027 740i is the one to avoid: MF 0.00145 (3.48% APR), $0 Lease Credit, and ~$1,543/month on the same $99,300 sticker as the 2026.

Verdict: 7 Series

The 760i xDrive at 1.32% APR is the best flagship lease on the market and it is unchanged from July. ~$1,710/month on a $124,700 V8 sedan is a rate subsidy doing most of the work. Take the 2026 in any trim. The 2027 740i at 3.48% APR with no credit is $170/month more than the 2026 on the identical sticker.

8 Series: $2,000 Credit Holds, Rate Still Weak

The 8 Series holds at MF 0.00210 (5.04% APR) with $2,000 Lease Credit and 52% residual across every body style. Unchanged from July. The 840i Coupe runs ~$1,428/month.

The credit did not move again this month. At 5.04% APR the 8 Series is closer to the wall than to the 7 Series program. A 740i at 1.68% APR stickers $9,300 more and leases for ~$1,373, which is $55/month less than an 840i Coupe.

Verdict: 8 Series

Only lease an 8 Series if you specifically want the shape. At 5.04% APR the rate is weak and the $2,000 Lease Credit does not close the gap. A 740i costs $55/month less and rates at 1.68% APR. Nothing changed from July, so there is no reason to rush.

X1, X2, X3: The X2 Is the Trap

The X1 and X3 both hold at MF 0.00170 (4.08% APR) with $1,000 Lease Credit. Unchanged from July. The X1 xDrive28i runs ~$645/month at 55% residual and the X3 30 xDrive ~$754/month at 56%.

The X2 is the one to watch. It sits on the wall at MF 0.00240 (5.76% APR) with $0 Lease Credit, also unchanged. An X2 xDrive28i stickers $46,050 and leases for ~$759/month. An X3 30 xDrive stickers $6,600 more and leases for ~$754. The bigger SUV is $5/month cheaper because it has a real program behind it.

The X1 xDrive28i at ~$645/month is the value pick and the X3 30 xDrive at ~$754 is the better car for $109 more. Both hold 4.08% APR from July. Never lease the X2. It costs more per month than the larger X3 and carries no lease credit.

X5, X6, X7: X7 Has the Best Rate of the Three

The 2026 X7 holds the best big-SAV rate at MF 0.00135 (3.24% APR) with $1,000 Lease Credit and 52% residual. Unchanged from July. The X7 xDrive40i runs ~$1,341/month on an $89,050 sticker.

The X5 sits at MF 0.00180 (4.32% APR) with the larger $2,000 Lease Credit, and the xDrive50e PHEV gets a better rate at MF 0.00155 (3.72% APR). Both match July. The X6 is the wall car of the group: MF 0.00240 (5.76% APR), $0 Lease Credit, and ~$1,357/month on a $78,750 sticker. That is $240/month more than a mechanically similar X5 xDrive40i.

The X5 xDrive40i at ~$1,117/month is the practical pick and the 2026 X7 at 3.24% APR is the rate play if you need three rows. Both are unchanged from July. Do not lease an X6. You pay $240/month more than an X5 for a sloped roof and no lease credit.

i4: 0.84% APR, Unchanged Again

The i4 eDrive40 and xDrive40 hold at MF 0.00035 (0.84% APR) with $3,750 Lease Credit. Unchanged from July. The eDrive40 runs ~$684/month on a $59,250 sticker, which is the best rate-and-cash combination BMW offers on anything.

The xDrive40 gets the better residual at 55% versus 54% and runs ~$725/month. The M60 steps up to MF 0.00085 (2.04% APR), keeps the $3,750 Lease Credit, and comes to ~$908. All three carried their July numbers with no change.

This is the BMW lease to take. 0.84% APR and $3,750 Lease Credit at ~$684/month beats every gas car in the lineup on both rate and payment. Unchanged from July, so there is no urgency, but there is also no better option. Pay attention to the money factor on your deal sheet: at 0.00035 there is almost nothing to mark up, so any markup is obvious.

i5, iX, iX3, i7: The iX3 Rate Went Up Again

The 2027 iX3 xDrive50 went from MF 0.00275 to 0.00287 (6.60% to 6.89% APR). That is $12/month more, from ~$1,054 to ~$1,065, and it now carries the highest money factor in the entire BMW lineup with $0 Lease Credit behind it.

Everything else in the EV range held. The 2026 i5 eDrive40 stays at MF 0.00060 (1.44% APR) with $3,750 Lease Credit at ~$869/month, still the premium-EV value pick. The iX xDrive45 holds MF 0.00175 (4.20% APR) with $7,500 Lease Credit, and the iX M70 quietly keeps the best iX rate at MF 0.00110 (2.64% APR). iX3 xDrive50 (2027): July to August Change

MF 0.00275 to 0.00287, or 6.60% to 6.89% APR. Payment goes from ~$1,054/mo to ~$1,065/mo, $12/month more. Residual held at 55% and the Lease Credit is still $0. The rate is now above the unsubsidized wall.

Verdict: i5, iX, iX3, i7

Take the 2026 i5 eDrive40 at ~$869/month. It is 1.44% APR with $3,750 Lease Credit and it did not move. The iX M70 at 2.64% APR with $7,500 is the quiet value in the big EVs. Skip the iX3. At 6.89% APR with no credit it is now the worst-rated car BMW sells.

The 0.00240 Wall: 5.76% APR, Unchanged from July

The unsubsidized floor stays at MF 0.00240 (5.76% APR). Every model that hit the wall in July still hits it in August: M2, M3, M4, M5, all 4 Series variants, X2, X5 M, X6, X6 M, Z4, and the 2 Series Coupes. None of them carries a base Lease Credit. Nothing about this group changed month over month except the 2027 M3 residual.

Conditional incentives (loyalty, conquest, college grad, military) still stack on wall models. The base program is unsubsidized, as it has been for months. If a dealer quotes you a wall car, the only real lever is the selling price.
