Kia Lease Deals May 2026: Every Model Ranked
EV6 joins KMF captive for the first time — Light RWD at ~$423/mo with $6,500 cash and MF 0.00212. EV9 cash increased across all five trims; Light RWD now at $12,000 and ~$495/mo. Niro EV Wind holds at ~$347/mo despite residual drop (cash absorbed it). K4 LX still penalized at 6.77% APR with $0 cash. Sportage LX FWD cash up $510. Sorento Hybrid EX FWD gets $4,050 cash. Telluride still at $0 cash with elevated MF — skip. 39/42-month trap unchanged across every model.
The big story in May: the EV6 joins the KMF captive rate sheet for the first time. Light RWD at ~$423/mo, $6,500 in Lease Cash, MF 0.00212 — it's a real program, not a placeholder. Everything else moved modestly: EV9 cash went up across all trims, Niro EV Wind cash climbed from $9,800 to $10,450, and Sportage LX cash jumped $510. The 0.00282 trap at 39 and 42 months is unchanged — still every model, no exceptions.
The K4 LX penalty survives into May: 0.00282 MF at every term, $0 cash, ~$382/mo on a $22,990 car. The LXS directly above it runs ~$299/mo. The Telluride still carries no consumer cash and elevated money factors — it remains a skip. The Niro EV Wind holds its position as the cheapest EV lease in the country at ~$347/month.

The 0.00282 Wall
Same rule as April. At 24 and 36 months, KMF runs trim-tuned money factors ranging from 0.00212 to 0.00224 (5.09–5.38% APR). At 39 months, every model resets to 0.00282 flat. At 42 months, same. No exceptions exist in the 2026 lineup.
The cost of ignoring this is real. A Sportage LX FWD at 36 months runs ~$319/mo. The identical car at 39 months, with the trap rate applied and a lower residual, costs roughly $71/mo more — an extra ~$2,769 over the life of the lease for three additional months you didn't need. If a dealer quotes 39 or 42 months on any Kia, that's the rate sheet working against you.
| Model / Trim | 36mo Payment | 39mo Payment | Extra/Mo | Total Extra |

Sportage — Cash Up Across the Board
Sportage cash jumped in May. The LX FWD goes from $2,120 to $2,630, the LX AWD from $2,020 to $2,760, and the X-Line AWD picks up $2,490. MF tightened slightly across the lineup. The residuals shifted down a few points — LX FWD holds 63% (down from 66%), EX FWD 65% (down from 69%). The extra cash more than offsets the residual drop on base trims.
The Sportage LX FWD ($28,790 MSRP, $2,630 cash, 63% RV, MF 0.00217) computes to approximately ~$319/mo. The EX FWD ($30,590, $1,940 cash, 65% RV) runs ~$348/mo. The X-Line AWD ($33,090, $2,490 cash, 63% RV) comes to ~$382/mo. SX Prestige AWD ($36,390, $2,140 cash, 64% RV) tops the gas line at ~$429/mo.
The Sportage Hybrid X-Line AWD is the standout in the Hybrid sub-lineup — 66% residual at 36 months with MF 0.00215 and $1,840 cash. At $37,000 MSRP, it runs approximately ~$426/mo. The Hybrid LX FWD gets the most cash at $2,720 and comes in at ~$339/mo on a $30,490 MSRP.
The Sportage PHEV X-Line continues to be the best plug-in deal in the Sportage family. At $40,490 MSRP with $3,460 base Lease Cash, 69% residual, and 0.00215 MF, the pre-tax payment is approximately ~$392/mo. For 34 miles of EV range and AWD, that's a competitive number. The X-Line Prestige at $43,990 with $4,050 cash runs ~$452/mo.

Seltos — LX FWD Still the Entry Math
The Seltos LX FWD picks up $2,700 in base Lease Cash in May — up from $2,290 in April. The residual dropped from 59% to 56% and MF held near flat at 0.00217. Net effect: ~$290/mo on a $23,790 MSRP, roughly in line with April's ~$285/mo. Still the entry point for anyone looking for a sub-$300 pre-tax Kia lease.
The AWD trims are more expensive than they look. The LX AWD ($25,790, $1,950 cash, 59% RV, MF 0.00214) runs ~$323/mo. The S FWD ($26,790, $1,660 cash, 60% RV) comes to ~$340/mo. The EX FWD at $28,790 with only $960 cash and 63% RV runs ~$368/mo — the residual improvement doesn't offset the cash cliff. The SX AWD ($32,790, $660 cash, 65% RV) hits ~$415/mo. The pattern is clear: cash falls sharply as you move up the Seltos lineup, and the residual gains don't fully compensate.
Niro Hybrid — Compact Hybrid With Real Cash
The Niro Hybrid doesn't get the same attention as the Niro EV, but the numbers are respectable. The LX ($27,390 MSRP) carries $3,120 in Lease Cash — the highest dollar incentive per trim in the gas Niro lineup — with MF 0.00214 and a 59% residual. Payment computes to approximately ~$312/mo. That's strong for a 53 MPG combined hybrid hatchback.
The EX ($29,990, $3,020 cash, 61% RV, MF 0.00218) runs ~$340/mo. The SX ($32,990, $2,610 cash, 62% RV, MF 0.00217) comes to ~$386/mo. The SX Touring tops out at ~$418/mo on a $34,990 MSRP with $3,060 cash and a 60% residual. Incentives are meaningful across the whole lineup — no trim gets less than $2,610 — which makes the Niro Hybrid a consistent value relative to its MSRP tier.
K4 — LX Still Locked Out; Start at LXS
Nothing changed for the K4 LX. It runs 0.00282 at every term — 24, 36, 39, and 42 months — with $0 in base cash. On a $22,990 MSRP with a 56% residual, the pre-tax payment computes to approximately ~$382/mo. This is not a competitive lease; it is a penalty for choosing the base trim.
The K4 LXS Sedan ($24,990 MSRP) gets the competitive program: MF 0.00216, 64% residual, $1,320 in base cash. Payment computes to approximately ~$299/mo. The base trim costs $83/mo more to lease than the trim above it, on a $2,000 higher sticker. The EX Sedan ($26,990, $980 cash, 65% RV, MF 0.00219) runs ~$331/mo. The GT-Line Turbo Sedan ($31,990, $990 cash, 65% RV, MF 0.00224) tops the sedan lineup at ~$400/mo.
| K4 Trim | MSRP | Cash | RV | MF (APR) | ~Monthly* |
|---|---|---|---|---|---|
| LX Sedan ⚠ skip | $22,990 | $0 | 56% | 0.00282 (6.77%) | ~$382 |
| LXS Sedan | $24,990 | $1,320 | 64% | 0.00216 (5.18%) | ~$299 |
LX costs $83/mo more despite $2,000 lower sticker — no reason to lease the LX. *Pre-tax, 36mo/12k.
K5 — More Cash, Weaker Residuals, Roughly Flat
The K5 LXS FWD picks up $450 more cash in May ($1,370 → $1,820) and gains a slightly better MF (0.00217 → 0.00214). The trade-off is a three-point residual drop (63% → 60%). The net result is ~$352/mo on a $27,990 MSRP — a few dollars higher than April's ~$339, because the residual erosion slightly outpaced the cash and rate improvement.
The EX FWD ($31,990, $1,540 cash, 61% RV, MF 0.00215) runs ~$411/mo. The GT FWD ($34,990, $1,240 cash, 62% RV, MF 0.00216) comes to ~$455/mo. The GT-Line FWD ($35,990, $990 cash, 63% RV) hits ~$469/mo and the GT-Line AWD ($37,990, $990 cash, 63% RV) tops out at ~$496/mo. Cash support drops off sharply above LXS — each step up adds $50–$90/mo with progressively less incentive coverage.
Sorento — Hybrid EX FWD Is the Hidden Deal
The Sorento gas lineup gets solid cash across most trims. The LX FWD ($33,990 MSRP) now carries $2,840 in Lease Cash with MF 0.00214 and a 61% residual — payment computes to approximately ~$400/mo. The S FWD ($37,990, $2,940 cash, 61% RV) runs ~$456/mo. Moving to AWD, the EX AWD ($41,990, $2,070 cash, 64% RV) comes to ~$506/mo. The X-Line SX AWD ($45,990, $1,820 cash, 65% RV) hits ~$557/mo.
The standout this month is the Sorento Hybrid EX FWD. It carries $4,050 in Lease Cash — the largest single-trim incentive in the non-EV Sorento lineup — with MF 0.00217 and a 59% residual. At $38,890 MSRP, the pre-tax payment computes to approximately ~$456/mo. The Hybrid EX AWD ($40,890, $2,790 cash, 63% RV) runs ~$480/mo. Both are competitive for a 3-row hybrid SUV.
The Sorento PHEV EX ($45,890) gets $5,300 in base cash — up from $4,950 in April — with a 63% residual and MF 0.00217. Payment computes to approximately ~$475/mo. Strong cash support for a PHEV at that price point; one of the better per-dollar plug-in deals in the lineup. The PHEV X-Line SX Prestige ($50,890, $4,220 cash, 65% RV) runs ~$550/mo.
EV6 — First Month on Captive, Worth Looking At
KMF added the EV6 to the captive rate sheet in May. This is not a subsidized tier — the money factors are market rate (0.00212–0.00217) and cash is modest compared to the EV9. What makes the EV6 work is that the cash does the heavy lifting: $6,200–$6,500 in non-conditional Lease Cash at 36 months, applied across all trims.
The EV6 Light RWD ($37,900 MSRP) is the entry point: $6,500 cash, 53% residual, MF 0.00212 (5.09% APR — the best rate in the EV6 lineup). Payment computes to approximately ~$423/mo. That's below the Niro EV Wave and well under what EV6 lease deals looked like before the captive program launched.
The EV6 Wind RWD ($44,800, $6,500 cash, 56% RV, MF 0.00216) runs ~$504/mo — $81/mo more than the Light for more range and features. The GT-Line RWD ($48,700, $6,200 cash, 56% RV) hits ~$573/mo. If AWD matters, the Light Long Range AWD ($47,745, $6,200 cash, 58% RV, MF 0.00215) comes to ~$534/mo — more than the Wind RWD for the added traction and range.
| EV6 Trim | MSRP | Cash (36mo) | RV | MF | ~Monthly* |
|---|---|---|---|---|---|
| Light RWD | $37,900 | $6,500 | 53% | 0.00212 | ~$423 |
| Light LR RWD | $42,745 | $6,250 | 57% | 0.00217 | ~$469 |
| Wind RWD | $44,800 | $6,500 | 56% | 0.00216 | ~$504 |
| GT-Line RWD | $48,700 | $6,200 | 56% | 0.00215 | ~$573 |
| Light LR AWD | $47,745 | $6,200 | 58% | 0.00215 | ~$534 |
| Wind AWD | $48,800 | $6,500 | 57% | 0.00216 | ~$554 |
| GT-Line AWD | $48,700 | $6,500 | 56% | 0.00217 | ~$565 |
*Pre-tax, 36mo/12k, MSRP cap, non-conditional cash. MSRPs confirmed. Data: KMF NE, May 2026.
The Light RWD is the rational pick for first-time EV6 lessees — best MF, best cash-per-dollar, and the entry payment is $423/mo with no down. The Light Long Range RWD at ~$469/mo adds range for $46/mo more. The GT-Line premium over the Light RWD is ~$150/mo for styling that isn't reflected in the residual — skip it on a lease.
EV9 + Niro EV — Cash Up, Residuals Down, Net Better
The EV9 improved across every trim in May. Cash went up on all five variants, money factors tightened, and while residuals dropped a few points, the net effect is a better payment. The EV9 Light RWD ($54,900 MSRP) now carries $12,000 in Lease Cash — up from $11,150 in April — with MF 0.00214 (down from 0.00219) and a 56% residual. Payment computes to approximately ~$495/mo, down from ~$482 in April.
The EV9 Light Long Range RWD (~$59,250, $11,920 cash, 58% RV, MF 0.00216) runs ~$537/mo. The Wind AWD (~$63,900, $12,150 cash, 60% RV, MF 0.00216) runs ~$567/mo. The Land AWD (~$68,900, $12,200 cash, 59% RV) hits ~$656/mo. The GT-Line AWD (~$71,900, $12,100 cash, 60% RV, MF 0.00217) tops out the lineup at ~$686/mo. Each step up costs roughly $40–$90/mo more; the gap between Light RWD and GT-Line AWD is ~$191/mo on a $17,000 MSRP spread.
| EV9 Trim | MSRP | Cash (36mo) | RV | MF | ~Monthly* |
|---|---|---|---|---|---|
| Light RWD | $54,900 | $12,000 | 56% | 0.00214 | ~$495 |
| Light LR RWD | ~$59,250 | $11,920 | 58% | 0.00216 | ~$537 |
| Wind AWD | ~$63,900 | $12,150 | 60% | 0.00216 | ~$567 |
| Land AWD | ~$68,900 | $12,200 | 59% | 0.00216 | ~$656 |
| GT-Line AWD | ~$71,900 | $12,100 | 60% | 0.00217 | ~$686 |
*Pre-tax, 36mo/12k, MSRP cap, non-conditional cash. Data: KMF NE, May 2026.
The Niro EV Wind ($39,700 MSRP) carries $10,450 in Lease Cash — up $650 from April's $9,800 — with MF 0.00216 and a 52% residual. Despite the lower residual versus April's 55%, the extra cash keeps the payment at the same place: ~$347/mo. The Niro EV Wave ($44,700 MSRP) is new to May with $10,700 cash, 52% RV, and MF 0.00217 — payment computes to ~$423/mo.
| Model | MSRP | Cash | RV | MF | ~Monthly* |
|---|---|---|---|---|---|
| Niro EV Wind | $39,700 | $10,450 | 52% | 0.00216 | ~$347 |
| EV6 Light RWD | $37,900 | $6,500 | 53% | 0.00212 | ~$423 |
| EV9 Light RWD | $54,900 | $12,000 | 56% | 0.00214 | ~$495 |
Niro EV Wind beats the EV6 Light by $76/mo despite a $1,800 higher sticker — the Niro carries $3,950 more cash. EV9 Light RWD costs $148/mo more than the Niro EV for a much larger 3-row vehicle. *Pre-tax, 36mo/12k.
Telluride — Still No Cash, Still a Skip
The 2027 Telluride carries $0 in consumer Lease Cash in May. The S FWD ($42,090 MSRP) runs MF 0.00232 (5.57% APR) with a 69% residual — payment computes to approximately ~$527/mo. The EX AWD ($45,790) runs MF 0.00248 (5.95% APR) with a 70% residual at approximately ~$575/mo. Residuals are among the best in the lineup (66–71% at 36mo), which softens the rate penalty but doesn't eliminate it. Without cash support, you're financing a fully depreciated cap cost at an above-market rate.
The 2027 Telluride Hybrid EX FWD ($46,490 MSRP) carries no consumer cash, MF 0.00256 (6.14% APR) and a 71% residual — payment computes to approximately ~$578/mo. The hybrid MSRP premium over the gas lineup is real and there is nothing from KMF to offset it. Both Telluride variants are below-average lease propositions in May. Wait for a month where KMF supports them with cash.
Carnival — Reasonable Entry, Expensive Top
The Carnival LX ($37,390 MSRP) carries $1,990 in base Lease Cash at 36 months with a 63% residual and 0.00216 MF. Payment computes to approximately ~$456/mo. For a three-row minivan with sliding doors, that's competitive against the Chrysler Pacifica and Toyota Sienna. The LXS ($39,390, $2,290 cash) runs ~$486/mo. The EX ($41,190, $2,060 cash, 62% RV) comes to ~$517/mo. The SX ($46,090, $2,160 cash) hits ~$583/mo and the SX Prestige ($51,090, $2,210 cash, 61% RV) tops out at ~$665/mo — cash doesn't scale with MSRP above EX.
The Carnival Hybrid LXS ($42,935, $2,590 cash, 61% RV, MF 0.00216) runs approximately ~$537/mo. The Hybrid EX ($45,135, $2,260 cash, 62% RV) comes to ~$567/mo. Hybrid SX ($48,135, $2,110 cash) hits ~$614/mo and the Hybrid SX Prestige ($53,135, $2,310 cash, 61% RV) reaches ~$692/mo. Hybrid incentives run $2,110–$2,590 — slightly stronger than gas but the MSRP premium is larger. If the hybrid fuel economy matters, LXS is the only crossover point where the math holds reasonably well.

!! = no competitive rate at this term. ⚠ = traps to 6.77% APR at 39 months. Payments: pre-tax, 36mo/12k, MSRP cap, no acq fee. Telluride = 2027 model year, $0 cash. Data: KMF Northeast region, May 2026.
Payment Assumptions
All sample payments: pre-tax, 12,000 miles/year, acquisition fee not included (~$695 typical for KMF).
MF and residuals from KMF May 2026 rate sheets (Northeast region, 36-month/12k-mile combination).
MSRPs confirmed for all models in this post. EV9 Light LR RWD, Wind, Land, and GT-Line AWD are starting MSRP estimates.
Base cash figures are unconditional Lease Cash applied as cap cost reduction. Military adds $500 to most trims.
No dealer discount assumed — MSRP treated as cap cost for all calculations.
Acquisition fee capitalized adds approximately $19–20/mo to 36-month payments.
The Bottom Line
May's Kia lineup is incrementally better than April. The EV6 joining captive is the biggest structural change — it gives shoppers a legitimate lease path on a vehicle that was previously finance-only or dealer-subsidized at ~$423/mo. The EV9 is a meaningfully better deal than last month: more cash, tighter MF, and payments down across all five trims. The Niro EV Wind at ~$347/mo is unchanged in payment despite residual erosion, because the cash increase absorbed it.
For gas models: Seltos LX FWD at ~$290/mo is the cheapest Kia lease. Sportage LX FWD at ~$319/mo is the entry compact SUV value. Niro Hybrid LX at ~$312/mo is worth a look for anyone who wants a hybrid compact without going EV. Sorento Hybrid EX FWD at ~$456/mo with $4,050 cash is the best 3-row hybrid value. Sorento PHEV EX at ~$475/mo on $45,890 MSRP with $5,300 cash is the strongest plug-in deal in the lineup. K4 LX is still untouchable — start at LXS. Telluride is still a skip; wait for cash support.
The 39-month trap is unchanged and will cost you $1,950–$2,769 over the life of the lease depending on model. Stay at 24 or 36 months.
