Kia Lease Deals July 2026: Every Model Ranked
Kia rebuilt the July 2026 rate sheet. Money factors rose on nearly every trim, residuals dropped 2 to 5 points, and lease cash jumped to cover it, so most payments barely moved. Sportage LX FWD still ~$319/mo, EV6 Light RWD still ~$423/mo, Seltos LX FWD still the cheapest Kia at ~$290/mo. The EV9 got cheaper at the top (GT-Line AWD down $13/mo to ~$673 on $15,000 cash), while the Niro Hybrid rose $9 to $11/mo. The K4 LX is still the penalty trim at ~$387/mo. The 39-month 0.00282 (6.77% APR) trap holds across every model.
Kia rebuilt the whole rate sheet in July. Money factors climbed on nearly every trim, residuals dropped 2 to 5 points, and lease cash jumped to cover it. The result is a wash for most models: the Sportage LX FWD still runs ~$319/mo, the EV6 Light RWD still ~$423/mo, and the Seltos LX FWD is still the cheapest Kia at ~$290/mo. The 0.00282 wall at 39 months (6.77% APR) is still there, every model.
The exceptions are where the money moved. The EV9 got cheaper at the top (GT-Line AWD down $13/mo on $15,000 in cash), while the Niro Hybrid got worse (up $9 to $11/mo across the line). The K4 LX is still the penalty trim, now with an even lower residual, at ~$387/mo. Start at the LXS.

The 39-Month Wall — Stay at 36 Months
At 36 months, KFA runs trim-tuned money factors. Most volume trims sit between 0.00227 and 0.00231 (about 5.45% to 5.54% APR) this month, a step up from June's 0.00212 to 0.00224 band. At 39 months, every model resets to 0.00282 (6.77% APR) and the residual drops hard at the same time. Both push the payment up.
The 48-month term is no better. The lesson is the same as it has been all year: if a dealer pushes you past 36 months on any Kia, that is the rate sheet working against you. Keep the term at 24 or 36.
Verdict — Term
Stay at 24 or 36 months. Every Kia resets to 0.00282 (6.77% APR) at 39 months with a lower residual. There is no benefit to the customer from the longer term. Confirm the term and the buy-rate money factor in writing.
Sportage — Rates Up, Cash Up, Payment Flat
The Sportage LX FWD holds at ~$319/mo, and it shows exactly how Kia's July reset works. The money factor went from 0.00217 to 0.0023, the residual slipped from 63% to 62%, and the cash rose from $2,630 to $3,070. The extra cash absorbed the rate hike, so the payment did not move. The EX FWD is ~$348/mo and the X-Line AWD ~$381/mo.
The plug-in is still the smart pick in the family. The PHEV X-Line ($40,490, $4,510 cash, 67% residual, MF 0.00231) runs ~$392/mo, and the Hybrid X-Line AWD holds a 65% residual at ~$427/mo. Both held flat from June.

Verdict — Sportage
The LX FWD at ~$319/mo is the compact SUV entry value, unchanged in payment from June. The PHEV X-Line at ~$392/mo is still the best plug-in in the family. Kia raised the rate and added cash to match, so nothing changed for your wallet.
Seltos & Niro Hybrid — One Holds, One Slips
The Seltos LX FWD is still the cheapest Kia lease at ~$290/mo ($23,790, $3,240 cash, 54% RV, MF 0.00227). Cash climbed from $2,700 in June, which held the payment flat through the reset. The rest of the Seltos line runs $323 to $416/mo.
The Niro Hybrid is the one that moved the wrong way. The LX now runs ~$320/mo, about $9 more than June ($27,390, $3,720 cash, 56% RV, MF 0.00228). The EX (~$348), SX (~$396), and SX Touring (~$429) are all up $9 to $11/mo. Kia added cash here too, but not enough to cover the higher money factor and the lower residual.
Niro Hybrid: June → July Change
The whole Niro Hybrid line is up $9 to $11/mo. The LX goes to ~$320/mo, the SX Touring to ~$429/mo. The money factor rose and the residual fell faster than the cash bump could offset. It is the only gas Kia that got clearly worse this month.
Verdict — Seltos & Niro Hybrid
Seltos LX FWD at ~$290/mo is still the cheapest way into a new Kia. The Niro Hybrid is fine but no longer a standout at ~$320/mo. If you want the hybrid hatch, it still works. Just know it costs a bit more than it did in June.
K4 & K5 — The K4 LX Is Still a Penalty, Now Worse
The K4 LX penalty got deeper. It still runs MF 0.00282 (6.77% APR) at every term with $0 cash, and now the residual dropped from 56% to 53%. That pushes it to ~$387/mo, up $17 from June's ~$370, on a $22,290 car. The LXS directly above it runs ~$277/mo, the EX ~$297, and the GT-Line ~$311. The base LX costs $110/mo more than the LXS that sits right above it.
The K5 LXS FWD holds at ~$352/mo ($27,990, $2,520 cash, 58% RV, MF 0.00229), flat from June. Cash drops off above LXS and the GT-Line trims push past $470/mo.

Verdict — K4 & K5
Never lease the K4 LX. At ~$387/mo with $0 cash and a 0.00282 rate, it is the worst lease in the lineup. Start at the LXS (~$277/mo), which is cheaper on a higher sticker. The K5 LXS FWD at ~$352/mo is the K5 value point.
Sorento — Hybrid EX FWD and PHEV EX Still the Picks
The Sorento held its shape through the reset. The gas LX FWD ($33,990, $3,930 cash, 58% RV) runs ~$401/mo. The standouts carry the biggest cash in the lineup outside the EVs: the Hybrid EX FWD has $4,290 in cash at ~$456/mo, and the PHEV EX gets $6,440 in cash at ~$473/mo, down $3 from June. Both are the best 3-row deals Kia has.

Verdict — Sorento
The Hybrid EX FWD at ~$456/mo ($4,290 cash) is the best 3-row hybrid value, and the PHEV EX at ~$473/mo ($6,440 cash) is the best plug-in. Both essentially flat from June. Skip the gas AWD trims unless you need them.
EV6 — Cash Up to $7,800, Light RWD Still the Pick
The EV6 is the cleanest example of the July trade. The Light RWD holds at ~$423/mo, but the cash jumped from $6,500 to $7,800 to offset a higher money factor (0.00212 to 0.0023) and a lower residual (53% to 50%). Cash does all the work here: $7,150 to $7,800 across the lineup.

Verdict — EV6
The Light RWD at ~$423/mo is the pick: same payment as June, more cash on the hood. The GT-Line AWD improved $4/mo. Skip the GT-Line RWD, which costs more than the AWD for less.
EV9 & Niro EV — The Month's Real Winner
The EV9 is where July actually helped. Cash climbed to $14,700 to $15,280, and the top trims got cheaper. The GT-Line AWD runs ~$673/mo, down $13 from June's ~$686, on $15,000 cash and the lowest rate in the lineup (MF 0.00217, 5.21% APR). The Land AWD is ~$645/mo, down $11. The Light RWD is ~$494/mo with $14,700 cash.
The Niro EV Wind is still the cheapest EV lease anywhere at ~$345/mo($39,700, $12,000 cash, 48% RV, MF 0.00225), down $2 from June even as the residual dropped. The Wave is ~$427/mo.

EV9: June → July Change
Cash jumped roughly $3,000 a trim. The GT-Line AWD dropped to ~$673/mo (down $13) and the Land AWD to ~$645/mo (down $11). The GT-Line AWD kept the lineup's lowest money factor at 0.00217 (5.21% APR). This is the model to look at in July.
Verdict — EV9 & Niro EV
The Niro EV Wind at ~$345/mo is the cheapest EV lease in the market. The EV9 Light RWD at ~$494/mo with $14,700 cash is the value 3-row EV, and the loaded trims actually got cheaper. If you want a Kia EV, July is a good month to sign.
Telluride & Carnival — Telluride Still a Skip, Carnival Loaded Up
The 2027 Telluride still carries $0 in consumer cash across all 12 gas trims, from the LX FWD at ~$491/mo to the X-Pro SX Prestige at ~$764/mo. The S FWD runs MF 0.00232 (5.57% APR) at ~$527/mo and the EX AWD MF 0.00236 (5.66% APR) at ~$577/mo. The Telluride Hybrid range starts at the EX FWD (MF 0.00241, 5.78% APR, ~$578/mo). Strong residuals near 69% to 70% soften the rate, but with no cash support the Telluride is still a below-average lease.
The Carnival is the better story. Cash nearly doubled: the LX went from $1,990 to $3,600, holding it at ~$455/mo. The whole gas Carnival line is flat to slightly cheaper despite the higher money factor, because the cash bump more than covered it. The Carnival Hybrid LXS is ~$537/mo. Kia's redesigned 2027 Seltos and a new 2027 Carnival Hybrid are also appearing on rate sheets now. We are holding both for a future update once their pricing settles.
Verdict — Telluride & Carnival
Skip the Telluride until Kia adds cash. The strong residual does not offset $0 support. The Carnival LX at ~$455/mo, now with $3,600 in cash, is the minivan value if you stay near the base.

Payment Math & Assumptions
- Cap cost = MSRP minus base non-conditional Lease Cash. No dealer discount, no down payment. Military adds $500 to most trims and is not included.
- Term: 36 months / 12,000 miles per year. All residuals use the 12K tier, Northeast region.
- Pre-tax and pre-fees. Add your state's lease tax, the KFA acquisition fee (~$695, about $19 to $20/mo if capitalized), and dealer doc fee.
- Formula used: Monthly = (Cap minus Residual) / Term + (Cap + Residual) x MF, where Residual = MSRP x RV%.
- Avoid the 39-month term. Every model resets to the 0.00282 (6.77% APR) penalty rate with a lower residual. Confirm the term and the buy-rate MF in writing.
