BMW raised its standard lease rate for October, by about 6%, and every one of the 61 trims that cost more sits on it: the 2 and 4 Series coupes, the M cars, the X2 and the Z4, each $10 to $35 a month dearer.
The 13 that got cheaper are the big SUVs and three volume cars. The X7 is $49 to $93 cheaper on more lease credit and a lower rate, the 2027 XM Label $148, and the X6, which came off the standard rate, $36 to $45. The 330i and the 2026 X1 xDrive28i are about $20 cheaper. The other 57 comparable trims held, and the 2026 228 Gran Coupe at ~$567 is still the cheapest BMW lease.

The Lineup, Cheapest First
The 2026 228 Gran Coupe at ~$567 is the cheapest way into a new BMW, and the 2027 XM Label at ~$2,424 is the most expensive of the trims shown. Model groups run cheapest first, and trims run cheapest first inside each group; this is a selection, not every sub-trim.
BMW advertises the lease credit on most of its volume cars: $1,000 on the 3 Series and the 2026 X1 xDrive28i and X3 30 xDrive, $2,000 on the 2026 X5, the 760i, the 8 Series Gran Coupes and the 2027 X7, $3,000 on the 750e and $3,750 on the i4 and i5, all through November 2. Verdict: October BMW
If you are shopping a 4 Series, an M car, an X2 or a Z4, a September quote was the better deal. If you are shopping an X6, X7 or XM, October is. On a 330i or X1 xDrive28i, it is about $20 a month better than September.

What These Payments Are
Every payment here is full MSRP, nothing down, pre-tax. No discount, no trade, no fees. That makes them a ceiling, not a target. They exist so you can measure a dealer quote against the program the lender actually published.
$1,000 off the selling price is about $28 to $30 a month at 36 months, depending on the trim's rate. BMW's own October offers quote lower payments because they run 39 months on most cars, put money down at signing, mostly run 10,000 miles a year and assume a dealer contribution.
Three things move a real quote
A discount pulls the payment down at roughly $28 to $30 per $1,000. Money down pulls it down too, but you already paid that money, so it is not a saving. Tax and fees push it up, and how much depends on your state.
The Standard Rate Went Up
62 of BMW's 134 trims sit on its unsubsidized standard rate, and BMW raised that rate by about 6% this month. Nothing in the program sits above it. Nine model lines are entirely on it: the 4 Series, M2, M3, M4, M5, X2, X5 M, X6 M and Z4, along with the 2 Series coupes and the X7 ALPINA XB7.
Every one of those trims costs $10 to $35 a month more than in September, more on the dearer cars: $13 on a 430i, $16 on an M2 and $18 to $23 on an M3 or M4. None of them carries lease credit.
Verdict: The markup test
Ask for the money factor in writing. Nearly half the lineup shares BMW's one standard rate and nothing sits above it, so a quote above it on any BMW is dealer markup, not the program. Paste your quote into QuoteDefender and it checks the rate against this month's BMW program.
What Got Cheaper: X7, XM, X6, 330i and X1
The X7 is the biggest mover. BMW added lease credit and cut the rate on all four 2026 and 2027 xDrive40i and M60i trims, and they are $49 to $93 a month cheaper; BMW now advertises $2,000 of credit on the 2027. The 2027 xDrive40i is ~$1,292. The 2027 XM Label is $148 cheaper on new lease credit, at ~$2,424.
The X6 came off the standard rate onto one about an eighth lower, and every X6 is $36 to $45 cheaper: the xDrive40i ~$1,322 and the M60i ~$1,669 in both model years. The 2027 X5 40 xDrive is $23 cheaper at ~$1,170, the 330i and 330i xDrive $19 and $20, and the 2026 X1 xDrive28i $20, now ~$624 with $1,000 of credit.
Verdict: The value picks
The 2026 X1 xDrive28i at ~$624 and the 330i at ~$625 are the cars to beat under $700, each with $1,000 of advertised credit. In the big SUVs, the X7 is the one that moved in your favor.
2026 or 2027: Mostly the Same, Except the 5 Series and i5
On most BMWs sold in both model years the two lease for the same: the M240i, 4 Series, M2, M4, X2, X6, X6 M and X7 run on identical programs, at the same sticker. Where they differ, the 2026 is cheaper. The 2026 5 Series and i5 carry lease credit and better programs, and lease for $69 to $133 a month less than the 2027; the 2026 M3 is $61 to $68 less, the 2026 XM $74 less, the 2026 X1 $16 to $43 less and the 2026 228 Gran Coupe $13 to $14 less.

Verdict: Take the 2026 5 Series or i5
On a 5 Series or i5, a 2026 still on the lot is the better lease by $69 to $133 a month. On most other BMWs the model year makes no difference to the payment.
39 Months Is Free. 42 Months Is a Trap.
BMW's terms this month run 15, 24, 30, 36, 39 and 42 months, and the rate is the same at every term on all but one trim. On all 56 trims this month's data prices at 39 months, the residual matches 36, so the 39-month lease is $39 to $125 a month cheaper on the same car. BMW advertises most of its own offers at 39 months.
42 months falls off a cliff. The residual drops nine points from 36 to 42 on 131 of the 134 trims, and on 124 of them the 42-month payment is higher than the 36.

Verdict: Ask for 39
Ask your dealer to quote 36 and 39 months side by side. The residual is identical, so 39 is the lower payment on the same car at the same rate. Do not let the conversation drift to 42, where BMW takes nine residual points back.
